Drafts and Damp at the Foundation
Basement & Crawl Space Insulation deals with the part of the house that touches the ground. In most Bay City basements the rim joist is bare and the sill is full of gaps, and in cottages along the bay the crawl space is often vented, damp and uninsulated. Rim joists

Bangor and Kawkawlin townships have beach communities along Saginaw Bay, and many cottages there sit on crawl spaces. If the crawl space can be closed, we lay a heavy vapor barrier, seal the vents and foam the walls and rim. If it must stay vented, we foam the underside of the floor. Should I seal my cottage crawl space?
If it can be closed, sealing and insulating the walls usually works best. Otherwise we foam the floor.
How thick should rim joist foam be?
Two to three inches of closed cell is common, about R-10 to R-21.
Will this stop my pipes from freezing?
A sealed, insulated crawl space or rim keeps the space closer to house temperature.
Does foam stop basement water?
No. It stops condensation, but leaks need to be fixed first.
