The Attic Is Where the Heat Goes
Attic Insulation & Air Sealing usually pays back fastest in a Bay City house. Warm air rises and leaves through every opening in the ceiling: around chimneys, plumbing stacks, wires, light fixtures, bath fans and the attic hatch, and in older homes through the open tops of balloon-framed walls. Insulation piled on top does not stop that air. The openings have to be sealed first.
Signs of trouble
Ice dams along the eaves, icicles, frost on the roof deck or nails in midwinter, upstairs rooms that are cold in winter and hot in summer, and high gas bills all point to air and heat getting into the attic.
The target
Bay County is in Climate Zone 5A. The Department of Energy recommends R-60 for an attic with no insulation or adding R-49 over 3 to 4 inches. We seal first, set baffles at the eaves so the roof stays vented, then blow cellulose or fiberglass to the written depth and leave depth markers.
Old attics
Attics in lumber-era houses can be tall and full of old boards, or tight and hard to reach. Story-and-a-half houses have kneewall pockets and sloped ceilings. We map each section and seal and insulate what we can reach, using foam or dense-pack in sloped sections without room for loose fill.
Vermiculite
Some older attics contain vermiculite, a gray-brown pebbly fill. It should be tested before it is disturbed, because some contains asbestos. We do not disturb suspect material.
Rebates
Consumers Energy's current chart lists $125 to $200 for combined customers who insulate at least 500 square feet of attic, depending on the final R-value.

Attic Insulation & Air Sealing Questions
Do I have to remove old attic insulation?
Only if it is wet, contaminated or blocking sealing. Suspect vermiculite gets tested first.
Will this stop ice dams?
It removes most of the warm air that melts roof snow, which is the main cause.
Blown-in or spray foam in the attic?
For an open floor, sealing plus blown-in is usually better value.
What R-value should my attic be?
R-60 for an empty attic, or R-49 added over 3 to 4 inches, in Zone 5.
